Terms and Conditions

CONFIRMATION
Terms and conditions apply when written confirmation/email confirmation is issued following reservations. Prior to arrival date guests will receive a full written confirmation.

PRICES
All prices are quoted in UK pounds sterling. They are based on costs prevailing at the time of quotation and may be subject to change. Discounts and special offers are applicable at the time of booking only.

BOOKINGS
At the time of booking, a non-refundable deposit of 40% is required. To contractually secure the reservation the remaining 60% must be paid 30 days prior to the date of arrival.

If initial booking is within 30 days of the arrival date, the full reservation fee must be paid.
Should full payment not be received prior to the 30 day period, then the apartment will be made available for resale, with the initial deposit forfeit.

METHOD OF PAYMENT
We are pleased to accept the following methods of payment:

Debit/Credit Card : Visa, MasterCard, Switch, Maestro and Delta.

Please use your surname as the booking reference.

Please note that a valid credit card is required by way of security. If this is not possible a refundable security deposit will be required.

CANCELLATION
Full payment is forfeited should a cancellation be made with less than 30 days’ notice. If a cancellation is made more than 30 days prior to arrival date, no additional charge will be made, beyond the initial deposit.

We advise that you obtain appropriate and adequate travel and personal insurance cover as, depending on the reasons for your cancellation, you may be able to reclaim our cancellation charges from your insurance company.

IF YOU ALTER YOUR BOOKING
If you wish to alter your booking once confirmation has been issued (eg change of dates and decreasing the length of stay) we will make every effort to meet your request. However within the 30 day period prior to your arrival date, additional charges may apply, subject to the individual request.

EXTENSION OF BOOKINGS
Your booking can be extended at any time subject to availability. Please contact us for further information.

ACCOMMODATION AND OCCUPANCY
The number of people allowed to occupy each apartment is limited to the number of beds/places. A lead name for the booking is required, who will be financially responsible for the booking and the apartment during the stay.

ARRIVALS AND DEPARTURES
Apartments are reserved from 15:00 pm on the day of arrival to 10am on the day of departure.

KEYS

Keys will be allocated on arrival. It will be the responsibility of all guests to ensure keys are returned on departure. Lost or missing Keys will be charged at £50 + VAT to cover replacement of locks.

LATE DEPARTURES
Standard check out time is 10am. We can arrange a late departure subject to availability and 48 hours’ notice.

SECURITY DEPOSIT/END OF TENANCY CHARGES
In addition to damage or miss-use, we reserve the right to make a charge to compensate other guests for loud or antisocial behaviour that results in us having to offer discounts or refunds.

When Payment is being made by Bank Transfer, Cheque or Cash, valid credit card details must still be given as a guarantee against damage or loss.

An inventory is agreed prior to occupancy and checked on departure. Any damage, breakages, excessive cleaning requirements or missing items will be deducted from guests’ deposit or debit/credit card.

LOSS OR DAMAGE
We cannot be held responsible during your stay for loss or damage to contents, furniture, fittings or personal belongings at the hired property. Guests are also advised to ensure their own insurance to cover loss or damage to personal property during the stay.

MATTRESS REPLACEMENT
In the event that an occupant has an accident in the bed, the full cost of a replacement mattress will be charged.

SERVICES
We cannot be held responsible for any failure or interruption of services to the apartment, including internet, electricity and water or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property or surrounding area.

PETS
Special arrangements can be made in certain apartments for pets, please provide details at time of booking. A standard charge of £25 per booking or per week will be charged to cover the additional cleaning requirements. In the unlikely event of excessive damage additional charges will be taken from the debit or credit card on file.

All pets must be accompanied at all times. Pets are not allowed to be left in the apartments unaccompanied. Pets must not be allowed on the furniture.

SMOKING

We operate a strict NO SMOKING POLICY. Smoking is not permitted in any of our apartments or in any area of the apartment blocks including communal areas and balconies. Should additional cleaning be required to negate smoking smells, costs will be charged accordingly.

CAR PARKING
There is allocated parking for each apartment, for one vehicle. Additional parking is available within Egypt Mill, located opposite the Railway cottages and Apartments. Railway Apartments does not accept any responsibility for any loss or damage that may occur when using our parking spaces.

BIKE STORAGE
There is provision of lockable cages within the garages, for each apartment. The guest will need to supply their own padlock to secure these cages. Railway Apartments does not take any responsibility for any items left within this facility

CCTV
The Railway Apartments has CCTV installed, covering the grounds and buildings, for security. These have been located to ensure all external areas are covered. No internal CCTV will be installed. Guests consent to being filmed whilst outside, as part of this operation. The footage will be deleted on a rolling basis, depending on the system installed. Footage will only be used, if required, by emergency services or the Railway Apartments in the event of any breach of terms and conditions or matters of law.

CLEANING AND LINEN
Long term occupants will receive a weekly complete clean throughout with linen and a towel replacement. Additional cleaning will be charged at £40 per 1 bed residence, £50 per 2 bed residence and £60 per 3 bed residence.

ENVIRONMENT STATEMENT

The Railway Apartments are privately operated with a comprehensive, sustainable and environmentally green policy. This policy started from the inset, with the conservation and restoration of the dilapidated grade II listed property, taking a full 2 years to complete. This included the introduction of slim line double glazing after gaining consent at Appeal.

Heating and hot water is provided by the on-site Biomass boiler with a district heating system serving the entire complex. The use of centrally monitored under floor heating and high specification Insulation, ensures efficient use of this green heat. 

Electricity is sourced from wind farm generation, with only Energy saving appliances being used. This includes kettles with multiple temperature controls and all lighting is LED. There are no gas appliances, with the mains gas supply to the complex being removed during the restoration works.

Sustainable transport is also supported, with the free to use Type 2 EV car charging point, courtesy of Pod-Point. The central locality of the complex, enables visitors to visit and shop, without the need of a car, as does the secure bicycle storage to encourage visitors to bring their bikes and leave their car whilst visiting.

Water softeners and RO drinking water purifiers have been installed, helping reduce the amount of cleaning products required in this hard water area. All units have showers, resulting in lower water consumption (2/3 bed units do have both baths and showers for consumer choice). A general policy of not having complimentary miniature bottled shampoos etc, commonly found in Hotels, helps reduce the plastic waste associated with the hospitality industry. 

Sustainable furniture including furniture made from recycled timber has been installed and the use of Earthborn eco-friendly clay based paint for decoration.

Key safes allow visitors to arrive at their leisure, and onsite recycling facilities allow visitors to continue their efforts when away from home.

To counter carbon emissions associated with operating this type of business, an annual tree planting exercise is undertaken. In 2021 we have already planted 250 mixed species, with further planned.
